Verwood is a small town lying immediately to the north of the A31, being approximately 15 miles north of Bournemouth and about 30 miles to the west of Southampton. The A31 is some 3 miles to the south and provides good road connections east towards Southampton the M27 and M3 motorways linking with national trunk road and motorway networks.
Verwood Industrial Estate is located on the south side of Black Hill, more or less in the centre of the Verwood conurbation. The properties around are residential with the main shopping area and leisure centre being approximately half a mile to the west.
The main Ebblake Industrial Estate is approximately one mile to the south, on the southern edge of the town.
The site was originally a single occupation with 8 linked industrial units and a detached social club building. Dating from the 1960’s these buildings are a mix of portal steel framed and steel angle-iron truss roofed buildings, all of blockwork elevations and corrugated asbestos cement roof sheets.
The buildings are arranged centrally on the site with a service road that runs around the buildings with access points at the east and west boundaries of the
road frontage. Whilst the site is broadly flat, it does slope down to the back so that the buildings are cut into the land at the front of the site and stand above ground level at the rear.
There appears to be a Right of Way along the west side
